Home Staging and Furniture Installation Ideas to Prepare Your House for Sale

Posted

Ask any realtor and they will tell that properly staging your home from the furniture installation to the lack of personal photographs on the walls plays a vital role in how fast your home sells and how much you get for it. The idea of staging is to present the potential buyer with a home that is clean, free of clutter, and lets them imagine what the home would look like if their furniture was in it.

From the Moment They Pull Up

Long before the buyer comes in and sees your furniture installation, they see the front of your home. Making the front of your house look good with a freshly mowed lawn, weeded flower gardens, trimmed hedges and trees, even a new coat of paint on the trim, are all part of what realtors call “curb appeal.” You should also do the same thing with the backyard, just in case they want to look at it. If you have outdoor furniture is should be staged around the grill or fire pit. Doing this creates a very relaxed family atmosphere.

And on the Inside

Staging the inside of your house is perhaps the most important part of the “game.” Take the time to patch any holes in the walls, repaint them in neutral colors and scrub everything until it sparkles. You want potential buyers to see a home that is sparkling clean. If you have a pet, it is important to have the carpets steam cleaned to get rid of any pet odor. Pick up the puppy’s toys and keep them out of sight during the visit.

Clean out the Clutter

This is a great time to declutter your home. You can always put your excess in a storage unit or pod until you get to your new home. The less excess you have in your home, the more spacious it will seem to anyone seeing it for the first time. Be sure your windows are clean, dirty windows can be a detractor even in an otherwise spotless home. Keep the kids’ toys stored neatly away so no one has to trip over them walking around.

Finally, add fresh cut flowers to one or two tables, maybe even a basket of fresh fruit on the kitchen counter. Have fun with it, add a tablecloth and centerpiece to the dining room table, use colorful throw rugs and artwork to help drive them into each of the various rooms in your house. Maybe keep a simmering pot of apple cider or water and cinnamon sticks on the stove to make the house smell fabulous.
